One step forward #17 December 2023

The planning application, submitted on 23rd May 2023, was finally approved, 135 days later, on 5th October.

Requests for a bat survey, ecology survey and very minor revisions in September to the plans caused the ‘usual eight week' decision period to be prolonged.

Changes to the submitted plans were very small.  We were delighted.

Conditions associated with permission included the usual three year period for development to commence and stipulations concerning only residential use for the property.

Other conditions included:

  • External lighting must be downward facing with no more than 500 lumens and a colour temperature of less than 3000k.  This is to adhere to the International Dark Skies Reserve status conferred in 2020;

  • The installation of two bird boxes;

  • Replacement tree planting to compensate for trees removed by the construction of an extension.

Planning documents and the Decision Notice can be found at https://planning.agileapplications.co.uk/yorkshiredales/application-details/39342

Planning approval recommenced assistance help from our structural engineering, Louise, to develop planning application drawings into structural plans that can be distributed to builders.

The first task was to check that existing foundations are sound and able to support proposed building activities.  Inside and outside the hovel I dug one meter holes to the bottom of the foundations. The picture below show a hole. It does not do justice to the six hours work and bruised elbows and knees it took to dig.
